Don't let Your Request Go Unanswered

I am not sure how many of you actually read this but I thought this was interesting about how many e-schedulings go unanswered.  On the GRAR FB site I asked if there was any way to tell if they got caught up in spam? But they said no - I can not imagine a Realtor not responding to a showing request - so this makes me wonder - but here is a snip it from the mailing this week:

Did you know that 11,730 REQUESTS FOR SHOWINGS were sent to GRAR members over the last 65 days via the eSchedule a Showing program? Of those requests, 6,942 showings occurred and feedback was shared with the listing agent/broker in 5,242 of those instances.
What do these numbers tell us?    Well, on the bright side, t...

Regarding the Grand Rapids Real Estate Market, I think most people who are not in Real Estate here in Grand Rapids, truly do not understand what is going on in Grand Rapids area. Although I am not a Real Estate Agent in Grand Rapids, I run the Marketing end of things here at Griffin Properties; I have seen things pick up here every single day for both Buyers and Sellers of Real Estate....Every single month for the last two years, we have set records and have seen increased transactions. The Grand Rapids Real Estate Market has been turning around for the better for some time now. Did you know that our office in Grand Rapids is one of the top offices for Kell...

Hammers? Check. Nails? Check. Hard hats? Check. Tool belt? Check. Closed toed shoes? Check. Water bottles? Check. A positive attitude and a willingness to learn? Check and check. This is just a small supply list for volunteers working with Habitat for Humanity around the world, country, state, and city. There are always volunteers working to better a street, neighborhood, and sometimes a whole city. The home at 353 Visser Street SE is the latest project for this group of hard working volunteers and employees. The house, located in the historical Wealthy Street neighborhood, is ready for the windowsills to be installed. This is no easy task, but the American Red Cross of Greater Grand Rapi...

Getting all Cleaned up at Indian Trails Camp

Griffin Properties brought 32 members of the Michigan American Red Cross team together and completed a full day of service at Indian Trails camp in Grand Rapids. Throughout the day, members painted, organized, sorted, moved, scrapped, and sanded around the camp grounds. The team worked very hard to ready the camp for the rush of summer campers coming soon.

Feeding the Neighbors at the Stockbridge Boiler Room

The kitchen is filled with noise—eggs cracking, metal spatulas scrapping, batter whisking, sausage roasting, pancakes grilling, and volunteers chatting. Some people take to cooking the eggs while others tackle the pancake batter. Still other volunteers begin moving the food into heating tins while others finish up grilling the sausage. The kitchen is abuzz with conversations and good food. What is all the murmur about? Serving others! About 200 others to be precise. After all the food is cooked with care, volunteers  hand delivered plated meals to those waiting nearby. The Fifth Street Hall (709 5th Street NW) in Grand Rapids was buzzing with activity. Volunteers from the American Red C...

Mortgage Industry Trend Update - March 2011

March 2011

Investors and cash-only buyers seeking bargains in the nation's extensive inventory of distressed properties helped increase sales of existing homes in January to an eight-month high. Prices continue to fall, however. Case-Shiller data released in late February showed a 3.9% drop in home prices during the fourth quarter-and a 4.1% annual decline. San Diego and Washington, D.C., were the only major metropolitan areas to see a year-over-year price improvement. Thanks to new construction codes in several key states, starts rose 14.6% in January. An 80% jump in multifamily construction starts offse...

The Odyssey of 1346 Logan

Before & After: The Odyssey of 1346 Logan

It started innocently enough. Daughter Haley was graduating from college and moving back to Grand Rapids in anticipation of starting med school in a year. Housing prices had tanked. Interest rates were low. And if those factors weren't incentive enough, the feds were offering a 10% tax credit to first time home buyers.

And so, doting parents that we are, Scott & Deb went house shopping. Our goal was to find a home close to the Medical Mile in downtown Grand Rapids. Walking distance was preferred; easy access to the bus line was a secondary consideration.

Scott Kammeraad, his wife, Deb, and children Haley, Colin and Dara renovated a century-old...

GRAND RAPIDS, Mich. (WOOD) - Out of 315 markets, a national real estate research company ranks Grand Rapids #7 for best expected price performance over the next year.

That's good news for buyers and sellers.

For buyers, they now know the price they pay will likely appreciate. For sellers, they now know it's time to put their home on the market.

The research company, Local Market Monitor , is used by investors and banks to forecast home price. The company predicts home prices will go up 2% in the next 12 months compared to the rest of the country which is expected to see growth of 7/10 of 1 percent.

The company states that current prices are "in balance," meaning the market is low ri...

$8,000 Tax Credit Is Still In Effect Until April

$8,000  Tax Credit Is Still In Effect Until April For Veteran’s Did you forget about the $8,000 tax credit for military and certain federal employees? A little-known (and mostly forgotten) provision of the Home Buyer Tax Credit bill that became effective on Nov. 6, 2009, is that certain military personnel and Foreign Service employees have an extra year to purchase a home and qualify for the tax credit. There needs to be a signed contract by April 30 and the deal needs to close by June 30.

In addition to that, if they sold a principal residence between Jan. 1, 2009 and April 30, 2010 because they had to relocate at least 50 miles due to “orders”, they qualify for a tax credit, even if th...

Holiday Cheer from Griffin Properties | Retirement Community Tree Decorating. Griffin Properties http://www.griffinproperties.net The halls have to be decked. The holly has to be boughed. The yule tide carol has to be trolled. The Christmas spirit has to be spread throughout the land. It's a good thing that the Americorps team from the Red Cross of Greater Grand Rapids is full of holiday cheer. The Red Cross volunteers, together with those from Griffin Properties of Keller Williams, brought extra Christmas joy to the residents at Heather Hills Retirement Care Center. We were featured in a very cool website called Elemental.

Elemental showcases positive stories, and promotes cause based businesses, charities, and individuals who are actively helping others. By publishing these unheard stories they are hoping to inspire involvement and bridge the gap between people with resources and those in need.

In a world obsessed with negative news, Elemental is here to expose the other side of the story.

Heart Work Is Hard Work Griffin Properties Grand Rapids MI Real Estate

Half of Montana is missing; the Great Lakes are disappearing, and Nevada is gone altogether.
This is the tired, worn down state- no pun intended- of the United States map at Sigsbee Park located at 1250 Sigsbee Street SE in Grand Rapids.
On Friday, September 24th, the AmeriCorps team from the American Red Cross of Greater Grand Rapids joined forces with Griffin Properties and community volunteers to bring a fresh new look to Sigsbee School Park.

The playground buzzing with activity, fresh cans of paint cracked open, and new, clean brushes dirtied. Fifteen volunteers and staff members could be seen working hard and having fun around the playground.
Not only did the map get repainted w...
